User guide
This user guide describes the content of property maintenance services and user services. In the guide, you will find service providers and instructions and contact information related to the use of the property.
Professionals in their field have been selected as service providers for the property. Together with the users, a service package serving the entire property will be created.
The user guide has been prepared by the person in charge of property maintenance.

Parking
The property's parking spaces are located on the K1 floor. Parking spaces are designated by company.
Opening hours
Doors are open:
Arkisin 7.30 – 17.00, vkl ja pyhät kiinni.
Parking garage:
The garage door opens with the property's access code. The door also has an intercom to connect to the property’s lobby service during opening hours (weekdays 7.30 - 17.00).
Meeting rooms
The meeting rooms are located on the fourth and fifth floors.

Access control
When the main door is locked, you can enter and exit the property with a personal access code from the side doors. No mechanical keys are needed to walk through the main door. Staff can move around the property with a personal access code. Tenants' premises are not granted access without the permission of the tenant's representative.
Elevators
The elevators operate normally around the clock. The lifts have a yellow emergency call button. The alarm goes directly to Otis Oy's emergency service. The elevators have a maintenance agreement with Otis Oy.
Changing rooms
The social facilities of the property are located on the K-floor. Men and women have their own changing rooms. The lockers in the changing rooms are divided among the users as follows:

Locker room instructions
Locker room (floor K) is in use of all the tenants in the building.

There are two types of lockers, those that are named for a certain company and those that are not.
- The nameless lockers are free to all –type. Use if free in the morning and leave open (key in the door) in the evening after you leave from work
- Named lockers are on each of the companies use and by their own rules
Real estate is not responsible of any belongings that are left in the locker room.
Heating and ventilation
Heating and air conditioning are controlled via a building automation system in the property's control room.
Fire Safety
The premises are equipped with a fire alarm system, from which the alarm is sent directly to the rescue service.

The emergencyplan is public and visible to everyone.
Some of the doors in the exit routes are equipped with emergency door release buttons, which can always be used to open the door.
Property management
The tasks of property management services include e.g. procurement of real estate services, planning of maintenance and care services, organization of environmental services and security services.

Cleaning
The common areas of the property are: corridors, staircases, elevator platforms and elevators, social facilities on the K-floor. The premises are cleaned daily.
Waste management
The waste room is located on the K floor. The tenant must deliver the waste to the waste room on the K-floor, where the corresponding collection containers can be found marked.
The property's waste room is shared by all users and everyone has an equal responsibility to keep the waste room clean.
Security services
The property has a contract for security services and an assignment agreement for the alarm center service. The site is inspected daily. An alarm is sent from the burglar alarm system to the alarm center, which sends a guard to check the cause of the alarm. The property is designed so that the access control equipment controls the burglar alarm equipment.
